The Director of Real Estate and Property management will play a crucial role in growing, overseeing and optimizing the performance of our real estate portfolio. We are seeking a skilled professional with a strong understanding of real estate development, acquisition and investments, excellent analytical abilities, and a proven track record of success. The Director is responsible for acquiring and developing commercial real estate with a focus on retail, light industrial and multi-family, including underwriting and pro forma modeling. Drive deal flow by directly identifying new capital deployment opportunities (includes green-field land acquisitions, speculative and build-to-suit developments, value-add redevelopments, portfolio and single asset acquisitions) across various asset classes. Leverage existing professional relationships and develop new strategic contacts to generate business opportunities with potential real estate partners, private sellers, brokers, investment bankers, owners, developers, consultants and high net-worth individuals. Lead development projects from start to finish including budgeting, contractor management, capital invoices and draw requests. Lead due diligence on potential acquisitions, investments and dispositions, providing insightful recommendations. Develop and execute comprehensive property management plans for each property in the portfolio including preventative maintenance and capital needs. Lead property management activities, including lease negotiations, tenant relations, tenant buildouts and maintenance operations. Lead the development and administration of an operating budget and capital improvement budget for each property including forecasting of income and expenses to ensure adequate cash flow and reserves. Manage expenses and operating within the parameters of budgets and reporting/explaining variances accordingly. Select and manage contractors and vendors to ensure timely and cost-effective property maintenance and improvement projects. Collaborate with finance and accounting teams to ensure accurate reporting and financial performance tracking, daily financial management of the property accounts receivable, accounts payable, and all necessary financial records. Evaluate the performance of assets against key performance indicators (KPIs) and implement strategies to improve overall returns. Stay informed about industry regulations, market dynamics, and emerging trends to adapt strategies accordingly. Qualifications

Education Bachelors (preferred)

Experience 5 years: Plus year track record of acquiring and developing commercial real estate with a focus on retail, light industrial and multi-family, including underwriting and pro forma modeling.  5+ years in real estate property management, with preferred experience in industrial, multi-family and retail properties, including comprehensive knowledge of property budgeting and accounting.  (required) 5 years: Excellent communication and interpersonal skills, with a track record of building successful partnerships. *Strong problem-solving and decision-making skills. *Exceptional organizational skills and the ability to manage multiple projects simultaneously. *Detail-oriented and results-driven, with a commitment to delivering high-quality outcomes.  (required)
